Clearwater’s new hotel CW Resort & Marina rises in luxury

Construction is surging ahead on CW Resort & Marina, a boutique luxury condo-hotel in the heart of Clearwater Beach. Located at 411 East Shore Drive, this eight-story waterfront development is being brought to life by Clearwater-based ARC Realty Group. The project is scheduled for completion in March 2026, and once finished, it will offer 91 fully furnished units and a private 45-slip marina, making it one of the most anticipated resort-style developments on Florida’s Gulf Coast.

ARC Realty Group has deep roots in the Tampa Bay area and a growing footprint across North America. With a portfolio that includes over 2,000 residential and hospitality units in Florida and Canada, the firm is no stranger to high-end waterfront development. CW Resort & Marina represents ARC’s fifth project in the Clearwater-St. Pete region and is designed to meet the rising demand for luxury vacation accommodations with income-generating potential.

To support the building of Clearwater’s newest hotel, ARC secured $42.95 million in construction financing earlier this year, highlighting strong lender confidence in the resort’s business model and market appeal.

Top features of Clearwater’s new hotel

The 91 units will range from one to four bedrooms, with floor plans between 636 and 1,362 square feet. Each residence comes fully furnished and move-in ready, designed with both vacationers and investors in mind.

Interior finishes include:

  • Imported ceramic flooring
  • High ceilings
  • Impact-rated windows and doors
  • Custom European-style cabinetry
  • Stone countertops
  • Deep soaking tubs and frameless glass showers
  • Integrated smart home systems with voice-activated controls and keyless entry

Buyers can choose from a range of layouts, including 11 exclusive penthouses. These upper-floor units are expected to command premium prices thanks to sweeping views of Clearwater Harbor and the Gulf of Mexico.

CW Resort & Marina will function as a full-service vacation resort, featuring:

  • A heated outdoor pool and hot tub
  • A modern fitness center
  • On-site restaurant and bar
  • Conference space
  • 24-hour concierge service

One of the most impressive features of Clearwaters new hotel is its private 45-slip marina, offering direct boating access to Clearwater Bay and the Gulf. Slips range in size to accommodate vessels between 35 and 60 feet. Of the 45 slips, 37 will be available for private purchase, giving residents and investors a rare opportunity to own waterfront access in a tightly regulated marina market.

ARC Realty Group is offering a one-year leaseback program with an 8% net income return after expenses (excluding property taxes). Investors can choose to extend the leaseback after one year or manage the unit through a rental program.

Owners also have the option to rent their units independently. However, to maintain the resort’s appeal as a short-term destination, personal use is limited to 30 consecutive days at a time.

Prices start at $651,250, with penthouse units and marina slips commanding higher prices based on location and size.

CW Resort & Marina’s location places it just a short walk from Pier 60, Clearwater Beach’s most iconic destination. With nearby restaurants, shops, and entertainment, residents and guests will have easy access to everything the barrier island has to offer.

For Clearwater Beach, this project marks another step in its ongoing transformation from a seasonal destination into a year-round luxury hub for both domestic and international travelers.
